You can buy a Jacksonville house before you live here. You cannot buy it off a listing video and a hope. The showing has to be live. The inspection still happens. A power of attorney is allowed only if the closing agent and the lender both agree.

From the old base you can get a Certificate of Eligibility, get pre-approved, pick the gate, and write an offer. You can review inspection reports, insurance quotes, and the closing disclosure. You can sign a mail-away package if the title company sets it up that way. None of that requires you to already have a Jacksonville driver license.
What you should not do from a phone is fall in love with a thumbnail. Jacksonville is a big city. The house that photographs well in Mandarin can be the wrong drive for Mayport. Send the command name on the first call to (904) 309-0609. The short list starts there, not at a price sort.
A live walkthrough is a video call while someone walks the house for you. You ask for the panel door to open. You see the street, both ways. You see the roof from the yard and the floor at the back door. You hear the road. A listing video is a cut commercial. It lingers on the kitchen and it leaves out the ditch, the neighbor's boat, and the soft spot in the hallway.
We would rather do six live walks than send you twenty links. If you can fly in for one long weekend, do the finalists in person and let the earlier cuts stay on video. On an older house, that weekend is often cleaner than a pure remote buy. On a newer house the video can carry more of the load, and the inspection still happens either way.
The offer can be written while you are out of state. Earnest money follows the contract, usually to the title company or brokerage escrow named in the form. The inspection period is still yours. We attend. You are on the video, or you get the report the same day with photos. Waiving the inspection because you cannot stand in the hallway is a bad trade. The inspector is the person standing there.
The VA appraisal, if you are using a VA loan, is ordered by the lender. It is their valuation, and it checks minimum property requirements. Tidewater is the notice when value may come in short. That appointment is not your home inspection. Do not treat one report as if it did both jobs. If a repair is a minimum property item, the loan cares. If it is a worn water heater the appraiser did not flag, you care, and the contract is how you ask.
A power of attorney can sign a deed and loan papers when you cannot be in the room. It is not a backup you invent on closing morning. The closing agent has to accept the form. The lender has to accept the form. If either one says no, someone flies in or the closing moves. Get both answers before you are underway and cannot get off the ship.
We do not draft the power of attorney. Ship legal, a base legal assistance office, or a civilian lawyer does. Ask them for a form aimed at a Florida purchase and a specific lender, not a generic document that also sells your car. If both spouses are on the loan, both usually need to sign or both need authority the lender will honor. One spouse in Jacksonville and one at sea is a common file. It is solvable. It is not solvable at 4 p.m. on funding day.
Florida closings can be mail-away. The title company picks the method: a mobile notary where you are stationed, or documents signed under a power of attorney they already approved. Do not promise yourself a remote online notarization. Some files allow it. Some lenders will not. Ask on your file.
Before any wire leaves your account, call the title company on a number you already had, not a number from a fresh email. Read the digits of the receiving account back. PCS weeks are when fake wiring emails show up, because every party is tired and traveling. If a number in the email does not match the number on the closing papers, stop and call (904) 309-0609 or the title office you already know.
A VA buyer generally certifies an intent to occupy within 60 days. Active-duty PCS timing has its own rules. I will not invent a 12-month waiver. The lender and the certification you sign are the control. If the plan is to rent the house out from day one, tell the lender before you write. That is a different loan story than a house you will live in.
Bind wind coverage, and flood if the quote says you want it, early enough that a bad premium can kill the house while you can still walk. Schedule utilities for possession day. The carrier may not deliver furniture in report week. Plan the gap on purpose. Homestead still waits on January 1 ownership and occupancy. Arriving in town does not file the exemption.
Send the orders or the report date, the gate, the lender letter if you have it, and the COE if you have it. Name the pets, the school ages, and anything that is a hard no: a flood zone you will not take, a commute you will not drive, a garage you actually need. A live tour goes faster when we are not guessing.
