Nassau County Schools (Yulee): A Homebuyer's Guide

Nassau County School District serves Yulee, Fernandina Beach, Amelia Island, Hilliard, Callahan, and Bryceville — the Florida county immediately north of Jacksonville. Households PCSing to Blount Island Command, Naval Station Mayport, NAS Jacksonville, or (across the state line) Naval Submarine Base Kings Bay often look here because US-17, SR 200 / A1A, and the 9A / Heckscher corridor connect Nassau to the Northside gates. It is a smaller district than Duval, with four geographic attendance zones the school board has published in its geographic attendance-zone documents. It is still an address-level system. "We bought in Yulee" does not name a campus.

Official sources to use before you write an offer

School assignment in Florida is an address-level fact, not a county rumor. Use named, official sources. Do not treat a listing remark, a neighborhood Facebook thread, or a third-party star as the assignment.

• Florida DOE school grades — campus-level grades published by the state. Look up the specific school, not a county average.
• Florida DOE Edudata — enrollment, assessment, and school-profile data from the same agency.
• Nassau County School District — the district site, enrollment pages, and the official attendance-zone locator.

• Military Interstate Children's Compact Commission (MIC3) — enrollment, records, and placement rules that apply when a PCS crosses state lines.
• DTMO Basic Allowance for Housing — Jacksonville MHA is FL058. BAH is a housing-budget number. It is not a school claim.

How Nassau zoning is organized

The district's published geographic attendance zones group the county roughly as follows. Always confirm on nassau.k12.fl.us and with the school you intend to enroll in; the board can amend lines, and new elementary capacity in the Yulee area has been an active facilities conversation.

• Zone 1 — Fernandina Beach / Amelia Island: Southside Elementary School (K-2), Emma Love Hardee Elementary School (3-5), Fernandina Beach Middle School (6-8), Fernandina Beach High School (9-12).
• Zone 2 — Yulee: Yulee Primary School (K-2) and Yulee Elementary School (3-5) in part of the zone; Wildlight Elementary School (K-5) in the Wildlight attendance area; then Yulee Middle School (6-8) and Yulee High School (9-12) for the Yulee secondary feeder, which includes both the Yulee Primary/Elementary and Wildlight elementary areas in published materials.

Those names are real campuses. Verify zoning and current grades on Florida DOE and the district locator — boundaries change. A listing that says "Yulee schools" may sit in Wildlight Elementary rather than Yulee Primary, or it may sit south of the line in Duval. The Nassau/Duval line near the Northside and 9A is a hard district change.

Yulee

Yulee is the mainland Nassau market along US-17, SR 200, and the approaches to Amelia Island. It is the geography most Jacksonville-area military households mean when they say they are looking in Nassau: newer subdivisions, some acreage, shopping on SR 200, and a drive south toward 9A and Blount Island that is shorter than the same drive from St. Augustine.

Campuses that exist here include Yulee Primary School, Yulee Elementary School, Yulee Middle School (85439 Miner Road), and Yulee High School (153 Hornets Drive / Miner Road area). Wildlight Elementary is a separate K-5 in the same secondary feeder. Verify zoning and current grades on Florida DOE and the district locator — boundaries change.

Housing ranges from older US-17 stock to 2000s-2020s subdivisions. Flood along tidal creeks, well-and-septic versus county water, and HOA versus no-HOA are the inspection themes. School assignment can change when the district opens or resizes an elementary; board workshops in 2026 discussed Yulee-area capital options (renovation versus a new elementary versus consolidation). A workshop is not a zone. If a seller mentions a "new Yulee elementary," read the current board agenda and still enroll based on the in-force map.

Approximate drive times from central Yulee: 20-35 minutes to Blount Island Command via US-17 and 9A / Heckscher, traffic and gate extra; 35-55 minutes to Mayport; 45-70 minutes to NAS Jacksonville. Kings Bay, for households with a spouse assigned there, is a northbound drive into Georgia — a different housing allowance conversation if the MHA is not FL058. Confirm MHA on DTMO; do not assume.

Wildlight

Wildlight is a master-planned community in Yulee with its own elementary campus: Wildlight Elementary School, 550 Curiosity Avenue, Yulee, FL 32097. Published Nassau zone materials place Wildlight Elementary in the Yulee secondary feeder (Yulee Middle, Yulee High). Living in Wildlight is not a private school system and it is not Duval. CDD and HOA fees stack on the mortgage the same way they do in Nocatee; treat them as payment, not as a campus grade. Amenities and trail systems are lifestyle. The enrollment office still wants the deeded address. If you are comparing Wildlight to a non-planned Yulee subdivision, compare fee stack, flood, builder vintage, and the elementary name the locator returns — then look that elementary up on Florida DOE and Edudata.

Fernandina Beach and Amelia Island

Fernandina Beach is the historic city on Amelia Island. Amelia Island also includes unincorporated Nassau and beach / golf communities along Fletcher and Amelia Island Parkway. Public-school students in Zone 1 follow the Southside Elementary (K-2) → Emma Love Hardee Elementary (3-5) → Fernandina Beach Middle → Fernandina Beach High School sequence in the board's geographic zone document. This is a coastal market: flood, wind, insurance, short-term rental ordinances, and older housing in the historic district. It is also a longer drive to NAS Jacksonville than Yulee is, and a tourist-season drive on SR 200 / A1A to the island. Mayport is more plausible than NAS Jax but still a highway-plus-bridge commute. Blount Island is south via 9A after you leave the island.

Do not mix Amelia Island with Jacksonville Beach. Jacksonville Beach is Duval. Ponte Vedra is St. Johns. Fernandina is Nassau. Three locators, three district sites.

Hilliard

Hilliard sits on US-1 / US-23 in western Nassau, toward the Georgia line and the Osceola National Forest side of the county. It is a small-town / acreage market, not a Jacksonville suburb in feel. Campuses: Hilliard Elementary School (27568 Ohio Street) and Hilliard Middle-Senior High School (6-12, 1 Flashes Avenue). Commute to Blount Island, Mayport, or NAS Jacksonville from Hilliard is a real daily cost — often an hour-plus depending on the gate and I-95 or US-1 routing. Some households choose Hilliard for land, shops, and a 6-12 campus on one site. Drive the duty-day route before you treat it as a Jacksonville PCS housing solution.

Callahan and Bryceville

Callahan sits on US-301 / SR 200 west of Yulee. Bryceville is further southwest toward the Duval / Baker edge. Campuses that exist here include Callahan Elementary School, Callahan Intermediate School, Callahan Middle School, West Nassau County High School (1 Warrior Drive, Callahan), and Bryceville Elementary School (K-5). Secondary students in the Bryceville area have been zoned toward Callahan Middle and West Nassau High in published documents. This is the I-10 / US-301 side of Nassau. NAS Jacksonville can be more plausible from Callahan than from Fernandina because you are already west, but it is still a highway commute. Blount Island is east then south. Board facilities discussions have included Callahan elementary consolidation options; again, a capital scenario is not the current zone.

Blount Island, 9A, Mayport, and NAS Jacksonville

Blount Island Command sits on the St. Johns in north Duval, reached from Nassau primarily on US-17 to 9A / Heckscher Drive. That routing is why Yulee appears in so many Blount Island housing conversations. It is a reason to time a drive, not a reason to skip the school locator.

Data current as of September 2026. Uncongested-to-peak planning ranges. SR 200 onto the island, US-17, 9A, and I-95 set the spread. Gate wait extra. Commute figures are not campus grades.

Mayport-assigned sailors who want Nassau are choosing a longer gate time in exchange for island or mainland Nassau housing. NAS Jacksonville from Nassau is the long westbound trip through Jacksonville's north side. Dual-military or Blount Island + Mayport households should drive both routes at shift change.

BAH FL058 and the budget folder

Orders to NAS Jacksonville, Mayport, or Blount Island generally put the household in the Jacksonville BAH conversation. Look up MHA FL058 on the DTMO Basic Allowance for Housing rate lookup. If the assignment is Kings Bay, Georgia, confirm whether DTMO has you in a different MHA. Do not copy a blog's BAH table. Do not treat BAH as a comment on Nassau County Schools.

Amelia Island insurance and flood can consume the difference between a Yulee payment and a Fernandina payment. Wildlight CDD fees do the same. Put those lines next to FL058, then keep school names on a different page of the folder. VA loan steps: VA Home Loans.

Enrollment: confirm on nassau.k12.fl.us

Start at nassau.k12.fl.us/enroll and the school contacts list. The district, not a third-party map, confirms the seat. Bring orders, proof of address (lease or closing documents), immunization records, and prior school records. MIC3 and Florida s. 1003.05 apply in Nassau the same as in Duval: military orders can establish residency for enrollment, and compact rules address delayed records and placement.

Nassau does not use Duval's magnet lottery. Do not wait on a FOCUS magnet window that belongs to another county. If you need a hardship or out-of-zone assignment, ask Nassau for the current policy. Controlled open enrollment, where it exists, is a Florida statutory process with district-specific instructions — read Nassau's version.

First-day calendars, bus eligibility, and athletic eligibility for a high-school student arriving mid-season are campus and FHSAA questions. Ask Yulee High, Fernandina Beach High, West Nassau High, or Hilliard Middle-Senior after you know which one the address feeds.

Homebuyer sequence for Nassau

1. Name the gate (Blount Island, Mayport, NAS Jacksonville, or Kings Bay) and drive the route from Yulee, from the island, and from Callahan if those are in play.
2. Pull the correct BAH MHA from DTMO. FL058 is the Jacksonville lookup; confirm if your orders point elsewhere.
3. Choose a Nassau geography for housing type: Yulee mainland, Wildlight, Fernandina/Amelia, Callahan/Bryceville, or Hilliard.
4. On each address, identify Zone 1-4 campuses from district materials, then confirm with the school or district office. Look up each campus on Florida DOE school grades and Edudata. Use GreatSchools as a directory.
5. Watch the Nassau/Duval line on the Northside. A 9A commute address can still be Duval County Public Schools.

The usable fact for a contract is the campus set zoned to the house: Southside and Emma Love Hardee, or Yulee Primary and Yulee Elementary, or Wildlight Elementary, or Callahan Elementary and Intermediate, or Hilliard Elementary — then the matching middle and high.
