HOA and CDD are two different bills

The CDD was set up in 2005 and maintains the common property. The HOA enforces the covenants and the architectural rules. GreenPointe was the developer. The builders have sold out. The clubhouse, pool, fitness room, tennis, pickleball, and playground are the amenity set residents use.

The island and Centre Street are a short drive east. Yulee and I-95 are the other direction. Amelia National is the golf community nearby. North Hampton is the other large neighborhood off Amelia Concourse, with its own course. Village Walk sits beside Amelia Walk and is not in this CDD.
