A PCS to Jacksonville is three housing maps, not one. NAS Jacksonville sits on the west bank of the St. Johns. Naval Station Mayport sits on the Atlantic. Blount Island Command sits on the north river / port side. The house that works for one gate is often a bad commute to the other two.

Quick Facts About a PCS to Jacksonville
- Three gates, three maps. NAS Jacksonville (west bank), Mayport (beaches), Blount Island (north river / port). Write the duty station at the top of the search before anyone tours a house.
- NAS Jacksonville is not "south Jacksonville" as a vibe. Official Navy material puts the station on more than 3,800 acres along the west bank of the St. Johns. NAVFAC notes it is about nine miles south of downtown. Military OneSource describes a roughly 20-minute ride to the heart of the city and about 32 miles from Jacksonville International Airport.
- Yorktown Gate is the daily gate. Military OneSource: Main Gate on Yorktown Avenue is open 24 hours. Birmingham Gate (south of main, US-17 side) is weekday hours. From Orange Park the published route is I-295 to US-17 north, past Birmingham, right on Yorktown.
- BAH plus a VA loan is how most inbound families buy. Run tax, insurance, and HOA in the payment, not list price.
- Schools are four systems — Duval, Clay, St. Johns, Nassau — not one "Jacksonville district."
- You do not have to lease in 72 hours. Navy Lodge, TLF, and short-term rentals exist so you can drive the commute at 0700 before you sign.

1. Start Your PCS to Jacksonville Before Hard-Copy Orders Arrive
You do not need stamped orders to learn the area. The day the detailer conversation turns serious, start three files: likely installation, likely commute corridor, buy vs rent for this tour.
"Close to base" on a listing is not the same as the I-295, US-17, Atlantic Boulevard, or Heckscher run you will drive at 0700. 2. The Three Duty Stations Change the Home Search
Jacksonville is spread out. Treating "the Navy base" as one location is how families end up on the wrong side of the river. The neighborhood-level maps already exist. Use them. Do not rebuild them from listing photos.
NAS Jacksonville — west bank, US-17, I-295
Naval Air Station Jacksonville occupies more than 3,800 acres on the west bank of the St. Johns. The search that belongs to that gate is west-side, Orange Park, and selected river neighborhoods — not the beaches. Deep map: living near Naval Air Station Jacksonville. Official inbound driving notes from Military OneSource put JIA about 32 miles out via I-95 to I-295 to US-17, then Yorktown.
Wesconnett and the west-side short commute
Location: Duval west side, closest civilian streets to Yorktown for a lot of daily drivers.
Homes: Postwar and later subdivision stock. Not Ortega fabric. Not a beach cottage.
Schools: Duval. Verify the campus on Duval County Public Schools.
Search Wesconnett homes for sale if the priority is the gate, not the river.
Ortega
Location: West bank of the St. Johns. West-bank run to NAS Jacksonville instead of a cross-town interstate grind.
Homes: Mix of pre-1940s estates, postwar houses, later infill, oak canopy.
Schools and parks: Duval. Stockton Park and Bettes Park. A different daily life than Blanding Boulevard.
Beauclerc and San Jose Forest
Location: East of the river. Beauclerc uses I-295 toward NAS Jacksonville. San Jose Forest can look close on a map and take longer in the car because of bridge routing. Test it at the hour you will drive it.
Homes: Mostly pre-late-1990s brick, river houses, some larger lots.
Schools and parks: Duval. Elizabeth "Betty" Wolfe Park in Beauclerc. St. Johns Town Center is farther east for shopping — not the commute.
Orange Park
Location: Clay County, south of the station. Published inbound routing from I-295 uses the US-17 / NAS Jacksonville exit, then US-17 north to Yorktown. That is the point of this town for a NAS Jacksonville household.
Homes: Mostly 1970s through newer subdivision stock, plus Doctors Lake and river pockets that carry a different insurance file.
Schools: Clay County District Schools, not Duval. Search Orange Park homes for sale.
Naval Station Mayport — Atlantic, Mayport Road, Wonderwood
Naval Station Mayport sits on the peninsula bound by the Atlantic and the St. Johns, northeast of downtown. This is a beaches and Intracoastal search. Read living near Naval Station Mayport before you treat a beaches listing as interchangeable with Orange Park.
Atlantic Beach, Neptune Beach, Jacksonville Beach: Beach-town grids, older cottages and rebuilt houses on small lots, walk-to-sand. Flood and insurance follow the coast. Duval schools. Search Atlantic Beach homes, Neptune Beach homes, and Jacksonville Beach homes.
Blount Island Command — Heckscher, Dames Point, Northside
Blount Island Command is a Marine Corps sustainment hub on the north river / port side, not a second NAS Jacksonville. First-pass map: Northside and Oceanway. Ranch homes, some newer construction, Duval schools, Heckscher–Dames Point commute. Buying a home near Blount Island Command covers why that commute should drive the search.

3. BAH and a VA Loan Shape What You Can Actually Buy
Most inbound families pair BAH with a VA loan. For qualified buyers, a VA-backed purchase loan can be made with no down payment when the price is not above the appraised value, and it does not require monthly PMI. Jacksonville is still a market where a lot of E-6 and O-3 households can stay inside a realistic BAH-shaped payment. That is not true in every Navy town.
Do the payment on the full number: principal and interest, property tax, HOA if there is an association, and homeowners insurance. Coastal and river-adjacent houses can carry a different insurance conversation than a house farther inland. Get those quotes the same week you tour. 4. Research Schools by County, Not by Rumor
Four systems. Not one rumor.
- Duval — most of the city, including many NAS Jacksonville-adjacent neighborhoods and a large share of the Mayport interior. Start at Duval County Public Schools.
- Clay — Orange Park, Fleming Island, Middleburg. The usual NAS Jacksonville conversation for families who want that district. Clay County District Schools currently lists multiple Purple Star campuses. Still verify the zone for the house.
- St. Johns — Nocatee, World Golf Village, parts of St. Augustine. Often a longer drive to NAS Jacksonville or Mayport. St. Johns County School District.
- Nassau — Fernandina and Yulee. Workable for some Blount Island or Mayport households. A poor daily NAS Jacksonville drive.
Ratings move. Zones change. Magnet and school-choice rules are not the same in every district. Verify the campus. A ZIP code is not a rating.
5. Use Temporary Housing on Purpose, Not as a Panic Move
You do not have to buy or sign a 12-month lease in the first 72 hours. Navy Lodge, TLF, and short-term rentals exist so you can house-hunt with your feet on the ground. Walk the commute at the hour you will drive it. Stand in the yard after a rain. Look at the street at night. A week or two of temporary lodging is cheaper than a full tour in the wrong house.
Book early when you can. Peak PCS season fills the obvious rooms first. Pets and longer stays need a search when orders are likely, not when you are already on the road. Align the reservation with the entitlement before you assume it will be reimbursed.
6. Remote Tours Only Work If Someone Honest Is in the House
Plenty of families buy before they arrive. That can work. Highlight-reel video does not. If you cannot be here, your agent should be doing live walkthroughs. You want the roof line, the adjacent houses, the drainage, the noise, and the rooms the photographer cropped. You want someone who will say skip this one when the photos are better than the house.
Ask what they will check: recent repairs, flood history, HOA rules, VA appraisal risk. Then treat the inspection as the real look. Earnest money, appraisal, inspection windows, and travel dates have to fit on one calendar. If the closing date only works if every vendor hits a perfect day, it does not work.
7. Talk Through Your Orders Timeline
