The houses under this page are Duval County, active, newest first. The search is the county, not the city name Jacksonville. City equals Jacksonville drops Atlantic Beach, Neptune Beach, Jacksonville Beach, and the Town of Baldwin. Those four stayed out of consolidation and are still inside Duval County. A city-name search never sees them.

If the orders say NAS Jacksonville, Naval Station Mayport, or Blount Island, start with the drive, then the house. Clay, St. Johns, and Nassau are real options. They are not in this feed.

 Why the search is the county

People type "Jacksonville" and expect the beaches. The MLS city field does not work that way. Jacksonville Beach, Neptune Beach, and Atlantic Beach have their own city names. Baldwin, out west toward I-10, has its own. A filter set to city equals Jacksonville leaves those listings out even though the tax bill, the school district, and the county clerk are still Duval.

Ponte Vedra and the communities just south of Jacksonville Beach are St. Johns County. They will not appear here. Orange Park and Fleming Island are Clay County. Yulee and Fernandina Beach are Nassau County. If the house you want is across the line, say so when you call (904) 309-0609. We will look there on purpose. We will not pretend this Duval list is the whole First Coast.

 Three bases

NAS Jacksonville, west bank

Naval Air Station Jacksonville sits on the west bank of the St. Johns, south of downtown. Ortega is just north of the station, along the river. The Westside spreads west of downtown toward 103rd Street, Blanding Boulevard, and the old Cecil Field side of the county. The south gate puts a lot of station traffic onto roads that continue into Orange Park, which is Clay, not this search. Houses near the station on the Duval side are in this feed. Houses on the Clay side are not.

A beach house is a long reverse commute for this gate. Mandarin is a choice, not a default. When the countywide list is too wide, use homes near NAS Jacksonville.

Naval Station Mayport, on the Atlantic

Naval Station Mayport is at the mouth of the river, beside the Mayport neighborhood, on the Atlantic. Atlantic Beach, Neptune Beach, and Jacksonville Beach are the cities next to that life, and they are in this county search. Arlington is the inland piece between downtown and the Intracoastal, which a lot of Mayport sailors use when they do not want a barrier-island lot. The Northside is another approach, from above the river.

A Westside house that works for the air station is usually the wrong daily drive for the basin. Name the gate before you tour. See homes near Naval Station Mayport.

Blount Island, north of the river

Blount Island Command is on the north side of the St. Johns. It is Marine Corps prepositioning. The island is a work site, not a neighborhood of houses behind a gate. People shop the Northside, Arlington, and sometimes the beaches, depending on which bridge they are willing to use. Heckscher Drive runs toward the island. The Dames Point bridge carries I-295 across the river north of downtown. A Mandarin address points the other way. There is no separate Blount Island housing search hiding inside the city name. Use the county list, then cut it by drive time you are actually willing to do. We will not invent a minute count on this page.

 Neighborhoods buyers name

Mandarin

Mandarin is south Duval, along the St. Johns, with San Jose Boulevard as the spine. Older pockets and newer ones share it. Julington Creek, just south, is St. Johns County, so it is not in this feed. The drive to NAS Jacksonville crosses toward the west bank. The drive to Mayport crosses much more of the county. River lots and creeks need the FEMA map. A blank MLS flood field is not a zone.

Ortega

Ortega is the older west-bank neighborhood just north of the air station, along the Ortega River and the St. Johns. Some houses front the water. Station buyers ask for it because of that proximity. Open the flood map before you get attached, and look at the roof, the wiring, and wood rot on the first visit.

Arlington

Arlington sits east of downtown, between the St. Johns and the Intracoastal. The Mathews Bridge and the Arlington Expressway tie it toward downtown and the beaches. Fort Caroline, Regency, and Monument are names inside it. People use it for a downtown job, for Mayport, and as one approach to Blount Island. Condition varies by street. Look at the house.

Westside

The Westside is west of downtown, toward the air station, I-295, and the First Coast Expressway. 103rd Street, Blanding, Normandy, and Herlong are the roads people mean. Older ranches are common. Some blocks are on sewer and some are on septic. Ask about the specific house. This is the usual Duval answer for NAS Jacksonville, and a poor default for Mayport.

Northside

The Northside is north of the river: the airport, Oceanway, Garden City, the Trout River, Main Street, and I-95 north. The port and Dames Point are on this side of the map. Blount Island traffic uses these roads and Heckscher Drive. Residential streets and industrial ground sit near each other. Flood along the Trout River is a house-by-house map question.

Southside

The Southside is the large southeast part of the county inside and beyond the beltway: Baymeadows, Gate Parkway, Southpoint, Deerwood, Hodges, Kernan, and out toward 9B. It is not the beach cities. Newer subdivisions and older ones share the same side of town. A Gate Parkway job can make this the right commute. A Mayport watch and a deep Southside address can fight each other. NAS Jacksonville from here is a beltway or a bridge.

The beaches, and Baldwin

Atlantic Beach, Neptune Beach, and Jacksonville Beach are their own cities in Duval County, which is why this search uses the county. Schools are still Duval County Public Schools. Confirm the zone at duvalschools.org. We will not assign a magnet from memory. Wind and flood insurance are part of living on a barrier island. Get a quote on the house. Mayport is just north of Atlantic Beach. Ponte Vedra, south of Jacksonville Beach, is St. Johns County and is outside this list.

Baldwin is the town in western Duval that did not join consolidation. A city-of-Jacksonville search drops it. This county search keeps it. It is rural, toward I-10, and it is a different drive to all three bases. The city line can change the millage. Read the TRIM notice.

The wider Jacksonville list, if you want another door into the same metro, is Jacksonville homes. Brand-new listings, county by county as that page is built, are on just listed.

 What to check before you tour

Flood zone, the roof, and sewer versus septic end more VA files here than the list price does. Add the commute you already named. A condo still has to clear the project on a VA loan. A single-family house skips that approval and still has to meet the minimum property requirements. The appraisal is not your inspection. Keep the inspection period.

Zone AE is a Special Flood Hazard Area, and a VA loan requires flood insurance there. Zone X does not force that requirement, and it is not a promise of a dry lot. Use the FEMA map. We will not quote a premium. Budget tax, wind insurance, and any association dues on the house itself. Florida has no state income tax on wages.

 Homestead after you close

The closing records the deed. It does not file homestead. You file with the property appraiser in the county where the house sits, under sections 196.031 and 196.011. You must own it and occupy it as your permanent residence on January 1. The seller's exemption does not follow the house, and the seller's Save Our Homes cap does not follow it either. Assessed value generally moves toward just value on a normal sale. Portability is Form DR-501T, filed with the new county, generally with the new application. The statute caps what transfers. Bring the prior TRIM notice. We will not guess the dollars.

As of fall 2026. The timely 2026 window is closed. March 1, 2026 was a Sunday, so the deadline was March 2, 2026. Late filing is only for extenuating circumstances, generally until 25 days after the TRIM notice is mailed. Do not assume that window is still open. Ask the appraiser that day. A buyer closing this fall who occupies by January 1, 2027 files for 2027 by March 1, 2027.

For 2026, the first $25,000 of assessed value comes off all levies, including school taxes. The additional exemption is $26,411, only on non-school levies, only between $50,000 and $76,411 of assessed value. The band from $25,001 to $50,000 stays taxable. The CPI change used is 2.7 percent. Save Our Homes for 2026 is 2.7 percent, the lesser of 3 percent or CPI, and it limits assessed value for an existing homestead. It does not cap the tax bill, and a buyer does not inherit it. One permanent residence. A residency exemption in another state can knock this one out. The Social Security number is mandatory. A wrongful claim can create a lien, a 50 percent penalty, and 15 percent interest under section 196.161. A senior local option for age 65, household income limit $38,686 for 2026, exists only where that county adopted it. Ask. Do not assume an extra $50,000.

Duval, step by step

This search is Duval, so most buyers on this page file here. Online: homestead.coj.net. Phone (904) 255-5900. In person: 231 E. Forsyth Street, Suite 260, Jacksonville, FL 32202. The deed must be in your name before the online system will take the application. The office says to allow about 60 days after closing for the deed to post. If it has not posted, file in person. The online session does not save. Plan about an hour, and finish in one sitting.

Have a Florida driver license or ID with the homestead address, the number, and the issue date. Have the vehicle tag, voter registration if you are registered, date of birth, Social Security number, date of Florida residency, date of occupancy, purchase date, and the mailing address on the last IRS return. Adding a person, or adding an extra exemption onto a homestead already on the roll, must be done in person. Trusts need beneficial title. Bring the trust and have the closing attorney or a Florida attorney confirm it qualifies.

The appraiser sets value. The taxing authorities set millage. Beach cities and Baldwin can carry a city rate that another Duval address does not. Read the TRIM notice for that parcel. The bill comes from the Duval County Tax Collector, duvaltc.com and the city tax collector page, phone (904) 255-5700, email taxcollector@coj.net, 231 E. Forsyth Street, Monday through Friday, 8:30 a.m. to 4:30 p.m. The discount that office published is 4 percent by November 30, 3 percent by December 31, 2 percent by January 31, 1 percent by February 28, then due March 31 before the bill is delinquent. Other counties use the same Florida discount statute. Confirm the date on that county's bill. The deed records with the Duval County Clerk of Courts.

If you buy across the county line

Clay County is Tracy Scott Drake, ccpao.com, online exemption.ccpao.com, phone (904) 284-6305, extension 1, second floor, 477 Houston Street, Green Cove Springs. The difference that matters: timely filings can be online, by mail, or in person. After the March deadline, the office requires you to file in person, with a late explanation, up to 25 days after the TRIM notice. They want the Florida ID plus one more proof item. Tax collector: claycountytax.com, phone (904) 269-6320. Schools are Clay's district, not Duval's.

St. Johns County is Eddie Creamer, homestead and portability and exemptions, phone (904) 827-5500. The difference that matters: the Florida driver license must show the homestead address, and a license updated after November 1, 2023 may have a new number. Upload the updated card. Tax collector: sjctax.us, phone (904) 209-2250, 4030 Lewis Speedway, St. Augustine. Schools are the St. Johns County district.

Nassau County is A. Michael Hickox, ncpafl.com, phone (904) 491-7300. Offices in Yulee, Fernandina Beach, and Callahan. The difference that matters: 2027 applications are already open. A 2026 purchase you occupy on January 1, 2027 is filed for 2027 through March 1, 2027, and it shows on the August 2027 TRIM. The 2026 window closed March 2, 2026. Tax collector: nassautaxes.com, phone (904) 491-7400. Schools are Nassau's district.

Columbia County is Lake City, west on I-10, not a Duval suburb. Jeff Hampton's office: columbia.floridapa.com, phone (386) 758-1083, 135 NE Hernando Avenue, Suite 238, Lake City. The difference that matters: the initial application must be filed in person. Do not use a third-party site that says it will file online. See the exemptions page. Tax collector: columbiataxcollector.com, phone (386) 758-1080. The Northeast Florida MLS may not carry Columbia County. Do not expect Lake City houses in this Duval list.

 How to use the list

Sort is newest, which helps on a report date and does nothing if the house is on the wrong side of the river. Call (904) 309-0609 with the gate, the loan type, and the date. We will cut this county list to a short list, and we will say so when the right house is in Clay, St. Johns, or Nassau. The homestead desk follows the house, not the base.
