A Jacksonville inspection is where the price either holds or falls apart. Older roofs, old pipe, drainage, HVAC age, and the water heater in the garage are the notes we actually read.
Chinese drywall showed up in some Florida houses in the 2000s. Test it if the inspector flags it. Do not treat every house from that decade as a case. The appraisal can still pass while this report is ugly. Call (904) 309-0609 if you want help ranking the pages.
Florida carriers ask the roof age on a 4-point inspection. An older roof can be dry on a sunny Tuesday and still make the policy expensive or hard to place. The VA appraiser and the insurance underwriter are not using the same list.
Get the quote before the inspection period ends. We will not invent a roof-age cutoff or a premium. Ask the inspector for the roof age, the material, and any soft decking or patched valleys. Send that page to the person quoting the policy.
Older Arlington houses and older Riverside houses sometimes still have cast iron drain lines, polybutylene supply lines, or both. Cast iron corrodes from the inside. Polybutylene fittings are the pieces people end up replacing. Neither pipe is a reason to skip the neighborhood. Both are a reason to look before you waive.

A camera in the cast iron, and a flashlight on the polybutylene, belong with your inspector or with a plumber the inspector recommends. The VA appraisal may never mention the pipe if the bathrooms work that afternoon. Your inspection is the separate contract.
Walk the yard. Look at the slope against the slab, the swales, and any crawl space that smells wet. A street that ponds after a hard rain is a drainage conversation even when the house sits outside a high-risk flood letter.
The FEMA flood zone and the puddle by the lanai are two different questions. One is the map and the policy. The other is dirt, gutters, and where the downspouts point. Ask the inspector which one you are paying to understand. A listing remark answers neither.
Chinese drywall showed up in some Florida houses built in the 2000s. It did not land in every house from that decade. A 1940s Riverside bungalow is a different building. If the inspector smells corroded coils, sees blackened copper, or flags the drywall, test it.
If the inspector does not flag it, do not invent a scare to fill the report. We will not tell you a whole ZIP code is contaminated. Arlington, Mandarin, the Beaches, and Clay all have houses from the 2000s. Age alone is not a diagnosis.
Ask the age of the air handler and the condenser, and whether they were replaced as a pair. In August that equipment is the house. A system that cools for one hour on inspection day can still be near the end of its life.
Write down the dates on the data plates. Set them next to the electric bill if the seller will share a copy. A tired system is a budget item in the inspection response. Minimum property requirements can still pass if the rooms are cool when the appraiser walks through.
A lot of Jacksonville water heaters sit in the garage. Check the age, the drain pan, the discharge line on the temperature and pressure valve, and whether the tank is strapped. A slow leak on a garage slab is an ordinary Duval inspection photo.
