Living in Arlington, Jacksonville

Arlington is east of the St. Johns River in Jacksonville. The Arlington Expressway is the main cut across it. Fort Caroline and Regency are the landmarks people use when they describe a street. A Mayport commute lives over here.

East of the St. Johns
Arlington is the east bank, not the Westside and not the Beaches. You cross the river to get downtown or to NAS Jacksonville. You stay on this side for Naval Station Mayport. That geography is the reason a lot of Mayport families start here.
The area search is Arlington, Jacksonville, Duval, active, newest first. It is not a county-wide Duval list. Fort Caroline, Regency, and the streets off the Expressway still need a human eye. The name Arlington covers a lot of blocks.
Mayport and the Arlington Expressway
Naval Station Mayport sits at the mouth of the river. From Arlington the trip is usually the Arlington Expressway toward the coast, then local roads to the gate. Drive it when the base is actually moving. A Saturday loop will lie to you.
NAS Jacksonville is the other direction, back across the river to the west bank near ZIP 32212. Do not treat those gates as interchangeable. Jacksonville MHA is FL058. E-5 with dependents is $2,181 a month on the 2026 rates effective January 1, 2026. E-6 with dependents is $2,241. Confirm your grade on the DTMO BAH rate lookup.
Fort Caroline and Regency
Fort Caroline is the historic site and the neighborhood name north of the Expressway. Regency is the commercial cluster people use as a pin. Neither name is a single subdivision with one set of rules. Ask for the street, the ZIP, and the flood panel.
Hidden Hills, in east Arlington ZIP 32225, comes up when buyers want a gated golf-area pocket. It is one community, not a description of all of Arlington. We do not quote dues. If you want that search, say the name.
Older houses
A lot of Arlington is ranch houses and other older stock. That can be a practical Mayport house. It can also be cast iron drains, polybutylene supply lines, an aged roof, and a water heater in the garage. The inspection is where those show up.
Plan on a 4-point for insurance and a full buyer inspection. The VA appraisal, if you use VA, checks value and minimum property requirements. It will not scope the sewer. Chinese drywall is a 2000s question, and only if the inspector flags it. Most Arlington ranches are older than that story.
Flood and insurance before the price
Check flood and insurance before you fall in love with the price. East of the river, creeks and low streets earn that sentence. Pull the FEMA map. Get a homeowners quote and, if the zone calls for it, a flood quote. We will not print a premium.
Zone AE and Zone X are flood letters. Jacksonville evacuation zones are A through F and live on a different map, the JaxReady Know Your Zone tool. Do not assign this street to a zone from memory. Zone A generally goes first and, in many orders, includes the coast plus mobile homes and RVs.
Schools and the next step
Arlington is Duval County Public Schools. As of fall 2026 Duval is an A district for a second year. An A district is not an A campus. Look up the address on the district locator and on fldoe.org. The Expressway is not a school zone.
