Riverside is the historic neighborhood along Park Street in Jacksonville, ZIP 32205. Five Points is the cluster of shops and restaurants. The St. Johns River is the edge. The houses are older, and that is the whole inspection conversation.

Park Street is the road you will actually drive. Five Points is where errands turn into dinner. ZIP 32205 covers this pocket and spills toward Avondale, so read the street, not only the ZIP. Downtown is a short trip. The yards are often small. You are buying a walkable block, not a subdivision lawn.

Many of the houses date from the early 1900s through the mid-century. Some are fully redone. Some have a careful front and a tired system behind it. Ask what was replaced, and ask for permits where the work was structural.

Avondale sits next door, toward the shops along St. Johns Avenue. People shop them in one afternoon. They are not the same grid. If you want Avondale, say Avondale. If you want Five Points and Park Street, say Riverside.

A county-only Duval search will bury both neighborhoods in listings from Arlington, Mandarin, and the Beaches. This page does not do that. The criteria are Riverside, Jacksonville, Duval, active, newest first.

Older electrical and older roofs are the inspection conversation. Ask about the panel. If the inspector flags cloth wiring, knob-and-tube remnants, or a crowded fuse box, price the repair before you waive. A brick front does not answer the question.

Roof age is an insurance question on top of a leak question. A roof can satisfy a VA minimum property requirement and still be hard to insure. Get the 4-point quote during the inspection period. We will not publish a premium.

Lots closer to the St. Johns can be a flood conversation. Pretty oaks do not tell you the zone. Pull the FEMA panel for that address. An MLS remark is not the map. Zone AE and Zone X are flood letters. They are not evacuation zones.

Drainage is the other half. A lot that sheds toward the street is a different house from a lot that holds water at the pier. Walk it. Read the survey if there is one. Do not guess the zone from the block party.

Older Riverside plumbing sometimes still includes cast iron drains. The line can look fine at the fixture and be rough underground. If the inspector flags it, scope it. Polybutylene shows up in some later remodels and in some mid-century supply lines. Look when the house is old enough to have it.

Your home inspection is a separate contract from the VA appraisal. Tidewater, if it happens, is a value notice. It will not camera the sewer. Budget the inspection like a required visit, because on these houses it is.

As of fall 2026, Duval is an A district for a second year on the 2025-26 Florida DOE grades. An A district is not an A campus. Look up the address on the Duval locator and on fldoe.org. Magnet rules and attendance zones are a district question, not a guess from Five Points.
