San Marco Square and ZIP 32207

San Marco Square is the practical center. You can do dinner, a grocery stop, and a walk on the same evening. ZIP 32207 is the code most of these streets use. Confirm it on the listing. Nearby ZIPs creep in when an agent types the broader south bank.

The search is an area search for San Marco in Jacksonville, Duval County, active and newest first. It is not every house south of the river. Mandarin is farther south. Riverside and Avondale are across the conversation, not this grid.

Downtown and Baptist

Downtown is a short hop north. That is the point for a lot of buyers who work in the core or who want a reverse commute against the beach traffic. Test the drive at the hour you actually work. A mile on a map is not the light at San Marco Boulevard.

Baptist Medical Center Jacksonville is the employment anchor people cite. If the hospital is why you are here, tour from the parking garage at shift change, not at noon on a Saturday. The neighborhood can be calm at lunch and busy when shifts turn.

The housing mix

You will see historic houses, careful renovations, and a few new infill homes on old lots. The pretty ones still need an inspection. Older electrical, older roofs, and cast iron drains show up on this side of the river the same way they show up in Riverside.

Insurance cares about roof age even when the street is charming. Get a 4-point quote before the inspection clock runs out. We will not invent a premium. A VA appraisal checks value and minimum property requirements. It does not replace your inspector.

Flood, without guessing the block

Some San Marco streets are a flood conversation because they sit near the St. Johns or a low drainage path. Some are not. Pull the FEMA map for the address. Do not paint the whole 32207 with one letter.

A FEMA flood zone is not a Jacksonville evacuation zone. Evacuation zones run A through F, and Zone A goes first. Use the City of Jacksonville JaxReady Know Your Zone map for evacuation. Use the flood panel for insurance. They answer different questions.

Duval schools, campus by campus

San Marco is Duval County Public Schools. As of fall 2026, Duval is an A district for a second year. An A district is not an A campus. Look up the address on the district locator and on fldoe.org.

Magnet options and boundary lines change the practical choice more than the district letter does. Read the locator for the house under contract. A friend's campus three streets over is not your assignment.

How it sits next to Riverside

Riverside and Five Points are the other historic errand many buyers tour the same week. Riverside is Park Street and ZIP 32205. San Marco is the Square and ZIP 32207. We will not call one the best. The commute, the house, and the flood letter decide it.
