Moving to Jacksonville is a map problem before it is a house problem. NAS Jacksonville sits on the west bank of the St. Johns, about 32212. Naval Station Mayport is at the mouth of the river. Blount Island Command is on the east side, north of the Dames Point area. Those are three different drives that share one housing allowance.

Start with the command on the orders, then the ZIP. Orange Park is Clay County, 32073, along Blanding Boulevard and Doctors Lake, and it is a straight shot toward NAS Jacksonville for a lot of families. The Westside of Duval is the other common NAS side. Fleming Island, 32003, is still Clay: Eagle Harbor, Fleming Island Plantation, Black Creek, and US-17.
Mayport commutes live east of the river. Arlington runs along the Arlington Expressway, with Fort Caroline and Regency in the conversation. Houses there are often older, so flood and insurance get checked before the price wins the argument. Mayport Road, Atlantic Beach 32233, Neptune Beach 32266, and Jacksonville Beach 32250 serve the station. Those beach cities have separate city halls and Duval schools.
Mandarin is south Duval, 32257 and 32258, along Mandarin Road. Julington Creek is across the county line in St. Johns. The Mayport drive from Mandarin is long. Riverside, 32205, is Five Points and Park Street, historic houses on the river. Avondale is next door and is not the same set of streets. San Marco, 32207, is San Marco Square, close to downtown and Baptist Medical Center Jacksonville. Older electrical and roofs are the inspection talk in those historic blocks. River lots can be a flood talk.
I am not going to invent a median price. A payment is principal, interest, taxes, insurance, and sometimes a bond line that is not the HOA. Jacksonville's military housing area is FL058. As of the 2026 rates effective January 1, 2026, an E-5 with dependents is $2,181 a month and $1,803 without. An E-6 with dependents is $2,241. An E-7 with dependents is $2,283. An O-3 with dependents is $2,364. Look up your own grade at the DTMO BAH rate lookup. BAH is a budget check. It is not a loan approval.
On a resale, Northeast Florida custom on FAR and Florida Bar contracts is steady. The seller pays deed documentary stamps, the owner's title policy, the listing commission, the HOA or condo estoppel, and the seller's payoff. Deed stamps are $0.70 per $100, or fraction of $100, under section 201.02. A $400,000 price is $2,800. A $400,050 price rounds up to the next $100 and the tax is $2,800.70. The buyer customarily pays note stamps at $0.35 per $100 of a new mortgage, the nonrecurring intangible tax at $2 per $1,000 of that new mortgage, the lender's title policy, the appraisal, and inspections. Amelia Island is the local exception people ask about: buyer-side title custom there. The title company is a checkbox. The contract controls.
Newer pockets such as eTown can carry a community development district under Florida Statutes Chapter 190. The debt often shows as a non-ad valorem line on the tax bill. That line is not the HOA dues. Read the bill and the estoppel. Do not let a flyer quote stand in for either number. Wind coverage is part of insuring a Florida house. Flood is a separate policy. Get both quotes on the actual address. This page does not publish a premium.
The week-by-week PCS clock lives on its own page. The logistics version is four blocks. First, the transportation office: government household goods or a personally procured move. That counseling belongs with them, including any weight allowance. Second, the housing contract, which can overlap the pack-out if you are buying, or a lease start date if you are renting first. Third, the gap between report day and furniture. Carriers hand you a window, not a promise that the couch beats you to the driveway.
Fourth is the first month in town: school enrollment, utilities in your name, and tag and title on Florida's clock, which you should confirm with the state rather than with a group chat. Homestead is not in that first month unless you already own the house, already occupy it, and January 1 has arrived. As of fall 2026, Florida DOE grades reported for the 2025-26 cycle are St. Johns A, Nassau A, Clay A, and Duval A for a second year. An A district is not an A campus. Look up the address on the district locator and on fldoe.org. I will not call one county the best in a sentence that ignores the commute back to the gate.
Orange Park and Fleming Island are Clay County schools. Arlington, the Beaches, Mandarin, Riverside, San Marco, and the Westside are Duval. Julington Creek is St. Johns. Families shopping Yulee for a Blount Island commute are in Nassau. Take the letter grade as a county snapshot. Then open the campus that matches the house you are actually writing on.
Jacksonville evacuation zones run A through F. Zone A goes first and includes the coast and, in many orders, mobile homes and RVs. Do not let anyone assign your street from memory. Use the City of Jacksonville tool on JaxReady, Know Your Zone. A FEMA flood zone, AE or X, is not an evacuation zone. They answer different questions. One is storm routing. The other is flood insurance and the mortgage file.
The Beaches make evacuation and flood insurance the grown-up part of the search, along with A1A, Beach Boulevard, and Atlantic Boulevard. Arlington deserves the same insurance pass before you fall for a lower price. Riverside river lots belong in that conversation too. West-bank houses can still flood along creeks. The map is the document. A sunny listing photo is not.
Own and occupy the house on January 1. File by March 1. In 2026, March 1 was a Sunday, so the timely deadline was March 2, 2026. As of fall 2026 that window is closed for the 2026 tax year. The next occupancy date is January 1, 2027, and the file-by date is March 1, 2027. Late filing after March 1 is an extenuating-circumstances request, generally only until 25 days after TRIM, and TRIM season is summer. A move in October does not create a homestead filing in October.
The first $25,000 of homestead applies to every levy, including school. The additional amount for 2026 is $26,411 and applies only to non-school levies, on assessed value between $50,000 and $76,411. The St. Johns County Property Appraiser published the 2026 total as $51,411. The Save Our Homes cap for 2026 is 2.7 percent, the lesser of 3 percent and CPI. Portability is Form DR-501T, filed with the new county at the same time as the new homestead. The old county certifies the Save Our Homes difference. I will not invent a dollar amount that will port. One permanent residence. A Social Security number is required. A wrongful claim can become a lien with a 50 percent penalty and 15 percent interest under section 196.161.

The deed has to be in the owner's name. The online session does not save. Allow about 60 days after closing for the deed to post, and file in person if it has not. Keep the power on through closing and through any inspection. Schedule water, trash, and internet for the day you take possession, not for the day the carrier hopes to arrive. Forward the mail. Pull school records before you leave the old district. Ask the insurance agent for a binder on the Jacksonville address early enough that a flood quote can change which house you write on.
