 Same allowance, two different maps

Both gates sit in military housing area FL058. The allowance does not get larger because you picked the beach, and it does not get smaller because you picked Orange Park. What changes is the drive, the housing stock, the flood map, and which county school district the address falls in.

Use the 2026 rates as a budget check, then go to the DTMO BAH rate lookup for your own grade. Effective January 1, 2026: E-5 with dependents $2,181 a month, without dependents $1,803. E-6 with dependents $2,241. E-7 with dependents $2,283. O-3 with dependents $2,364. I am not pasting a full pay chart, and I am not guessing the without-dependents figure for every grade.  NAS Jacksonville and the west side

The air station is on the west bank. The houses that match that gate for a lot of families are in Orange Park and on the Westside. Orange Park is Clay County, 32073, Blanding Boulevard and Doctors Lake, and it is a straight shot toward the base for many NAS commutes. Fleming Island, 32003, is still Clay: Eagle Harbor, Fleming Island Plantation, Black Creek, and US-17.

The Duval Westside is the other close side. Mandarin, south Duval along 32257, 32258, and Mandarin Road, can work for some NAS families. It is a long drive to Mayport, so do not pick it for the station and call it close enough. Riverside and San Marco are not the default NAS commute. They are real neighborhoods. They are also older houses, with electrical, roofs, and, on river lots, flood as the inspection conversation. I will not sell a Five Points bungalow as a painless gate drive.

 Naval Station Mayport and the mouth of the river

The station is at the mouth of the St. Johns. The short side of that commute is east: Arlington, Mayport Road, and the three beach cities. Arlington sits east of the river along the Arlington Expressway, with Fort Caroline and Regency in the mix. The houses are often older. Check flood and insurance before the price feels like a win.

Atlantic Beach is 32233, Neptune Beach is 32266, and Jacksonville Beach is 32250. Separate city halls. Duval County schools. A1A, Beach Boulevard, and Atlantic Boulevard are the roads you will actually use. Evacuation and flood insurance are the grown-up part of a beach search. A beach house for a NAS tour is the drive people resent in month two. A west-bank house for a Mayport tour has the same problem in the other direction.

 Blount Island is the third gate

Blount Island Command is on the east side of the river, north of the Dames Point bridge area. It is a real installation with its own commute. It is not NAS Jacksonville. It is not Naval Station Mayport. Treating "the Navy base" as one dot on the map is how families land on the wrong side of town.

People shopping that gate often look north and east, including toward Yulee. Wildlight in Yulee is one of the new-construction pockets buyers actually walk. That is a sentence, not a second guide. If the orders say Blount Island, build the short list from that gate. Do not borrow the Mayport beach list or the Orange Park list and rename it.

 Schools do not follow the gate

As of fall 2026, Florida DOE grades for the 2025-26 cycle are St. Johns A, Nassau A, Clay A, and Duval A for a second year. An A district is not an A campus. Look the address up on the district locator and on fldoe.org. I will not rank a county as the best and ignore a 40-minute gate drive.

Orange Park and Fleming Island are Clay schools. Arlington, the Beaches, the Westside, and Mandarin are Duval. Yulee is Nassau. Julington Creek is across the line in St. Johns, and the Mayport drive from there is long. The gate picks the commute. The address picks the campus. Those are two lookups.

 Flood on the east side, roofs on the west side

Evacuation zones in Jacksonville run A through F. Zone A goes first and includes the coast and, in many orders, mobile homes and RVs. Do not assign a street from a blog. Use JaxReady, Know Your Zone. A FEMA flood zone, AE or X, is not an evacuation zone. The beaches and a lot of the lower east side are where this stops being theoretical. Get the flood quote and the wind quote on the address.

West-bank inventory brings a different inspection. Older roofs, panels, and HVAC systems are the VA minimum property conversation, and they are also your home inspection, which is a separate contract from the appraisal. Arlington can hand you both problems: age and water. Read the insurance quote before you fall in love with the list price.  How to use this on a house hunt

Tell us the command, the report date, and whether a school boundary or a flood policy is the non-negotiable. We will not show you eight houses in three counties to be polite. The first cut is the gate. The second cut is what the payment looks like after taxes, insurance, and any bond line on the tax bill.
