 NSB Kings Bay

Naval Submarine Base Kings Bay sits in Camden County, a short drive from Yulee. It is not a Jacksonville gate. People still shop both sides of the state line. The line changes the contract, the taxes, and which brokerage can write the offer.

If the house is in Florida, we can work it. Yulee is in our market. If the house is in St. Marys, Kingsland, or elsewhere in Camden County, we refer you to a Georgia partner. Do not ask a Florida agent to write a Georgia contract.

 St. Marys, Kingsland, and Yulee

St. Marys and Kingsland are the Camden County towns people name for a Kings Bay tour. St. Marys is the coastal town. Kingsland is the inland town on the main roads. City-level Zillow figures for Kingsland and Yulee are in Local market intel. We will not pretend to know this week's houses.

Yulee is the Florida side. It is Nassau County, and it is a real answer for sailors who want to live south of the line and drive to the base. Wildlight is the new-construction pocket people shop in Yulee. We will not quote a builder incentive. Those change every month. If you want Yulee, call and we will work it. If you want Georgia, we will refer it. Some families look at both. Say so. We will not force the search onto the wrong side of the line.

Use one official number for the tour. Then talk to the right agent about what it means in Yulee or in Camden County. We will not publish a guessed rent for either side. The Florida conversation can be ours. The Georgia conversation belongs to the partner.

 Timeline

A Kings Bay report date still needs a house on one side of the line or the other. Decide which state you are willing to live in before you write offers in both. If Yulee is the plan, we can put that on a real calendar. If Georgia is the plan, the referred partner needs the same report date we have.

Selling in Jacksonville, Orange Park, or the Beaches can happen in the same move. Say so on the first call. The Georgia buy and the Florida sale can be coordinated. They are not the same contract. VA occupancy still follows the lender and the certification. We will not invent a waiver to stretch a report date.

 What we will not guess

No Georgia prices. No Yulee prices. No school ranking that crowns one county and ignores the drive to the submarine base. As of fall 2026, Nassau is an A district on the Florida DOE 2025-26 grades. An A district is not an A campus. Look up the Yulee address. Georgia schools are the partner's lookup.

Marsh, flood, and insurance matter on this coast. We will not assign a street to a flood zone from a desk. Read the map for the house you actually like. On the Florida side, Jacksonville evacuation maps do not answer a Nassau question. Use the local map.

 What to have ready when you call

Say Yulee, St. Marys, Kingsland, or both. Add the report date and whether you are selling in Florida. That is enough for us to open a Yulee conversation or send you to the Georgia partner.

The installation

Naval Submarine Base Kings Bay is the Atlantic base for the Navy's Trident ballistic-missile submarines, in Camden County, Georgia, just north of the Florida line. A current headcount was not pulled from a Navy fact sheet in this pass.

2026 BAH

Military housing area GA074, Kings Bay/Brunswick. As of fall 2026, an E-5 with dependents is $2,133 a month. Garrison Ledger's DFAS table and a Georgia BAH compilation both use that figure for 2026. It is not the Jacksonville FL058 rate. Yulee does not get a different allowance because it is in Florida. The duty station sets the rate. Confirm your grade on the DTMO BAH Rate Lookup.

Housing market snapshot

Zillow's typical home value for Kingsland, Georgia, was $296,513 as of August 31, 2026, flat over the year (0.0 percent), with homes going pending in around 36 days. Zillow's typical value for Yulee, Florida, was $387,510 on the same date, up 0.7 percent. Zillow did not show days to pending for Yulee on that page. A St. Marys city figure was not retrieved. Kingsland at 36 days is a slower read than Groton or Bremerton. It is not a stale market. Flat year over year means you negotiate the house, not a story about runaway prices.

Where military families actually live

• St. Marys. The coastal Camden town. The one people picture. A short drive to the base. We do not have a verified median for the city in this pass.
• Kingsland. Inland, on the main roads and I-95. The Zillow figure above is this city. More commercial, more ordinary subdivisions.
• Yulee, Nassau County, Florida. South of the state line. The Zillow figure above is this town. This is the side Military Realty can work directly. Wildlight is the newer pocket. Builder incentives change every month. We will not quote one.
• Woodbine. Farther north in Camden. More land, a longer drive to the gate.
• Fernandina Beach. Farther south in Nassau. People ask. It is a beach town, not a base town. Time it before you make it the plan.
• Brunswick. In the housing-area name. It is not the default neighborhood for a Kings Bay watch bill. It is a longer drive west.

Camden County Schools on the Georgia side. Nassau County schools on the Florida side. We will not rank either. Enroll in the county where the child will sleep.

Rental snapshot

Median 3-bedroom rent: a verified figure was not pulled for Camden County or Nassau County in this pass, on either side of the line. An E-5 allowance of $2,133 goes further in Kingsland than a Jacksonville allowance goes in Mandarin, and that sentence is not a rent quote. Pull three leases in the town you will actually live in.

Local quirks

Georgia's real estate transfer tax is $1.00 per $1,000 of value under O.C.G.A. 48-6-1, customarily a seller cost. County and school millage in Camden is local. Georgia has a homestead exemption. It is not Florida's Save Our Homes cap, and it does not port into Nassau County.

Yulee is Florida. Nassau County homestead, the March 1 filing rule, and Save Our Homes all apply if you occupy the house as your permanent residence. Read Save Our Homes before you assume the Georgia tax bill and the Florida tax bill are cousins. They are not.

VA loans: full entitlement, no VA loan limit since January 1, 2020. Partial entitlement follows the FHFA county limit. The 2026 baseline is $832,750 (FHFA, November 25, 2025). Camden County, Georgia, and Nassau County, Florida, each have their own line. Neither exact dollar was read off the FHFA file in this pass. At these value indexes, the baseline is not the binding problem. The binding problem is buying in the state your agent can actually close.

PCS timeline

The 90-day plan fits this tour better than it fits a Pacific one, because the drive from Jacksonville is a few hours, not a coast. It still will not enroll your child. Georgia registration and Nassau County registration are different offices. House-hunting can be a day trip. Use it to drive the gate at the hour you will actually drive it.
