PCS to San Diego means Naval Base San Diego, Naval Base Point Loma, or Naval Amphibious Base Coronado. Those three gates do not share one morning commute. A bay pin on a map is not a housing plan.

 Naval Base San Diego, Point Loma, and Coronado

Naval Base San Diego is the large surface-ship base on the bay. Naval Base Point Loma is the point installation. Naval Amphibious Base Coronado sits across the bay. Same metro. Three different drives.

Your orders name one of them. Housing follows that name. A Coronado report that starts in a neighborhood chosen for the naval base can spend the morning on a bridge. A Point Loma report wants the point, not a pin on the far side of the bay. Tell the local agent the actual command and the gate, not only the words San Diego.

 Neighborhoods follow the gate

We are not going to publish a San Diego neighborhood ranking from Jacksonville. The useful split is geographic. Point Loma housing is a point problem. Coronado housing is a bay-crossing problem. The naval base along the waterfront is a third problem.

Ask the partner which areas they are using for your gate this tour. Ask what the bridge or the base traffic does on a duty morning. Ask before you fall for a photo. The county figures are in Local market intel. We will not pick a favorite street from here.

 BAH is a lookup

The E-5 with-dependents figure we could source for 2026 is in Local market intel below. Your grade may not be E-5. The official table is the DTMO BAH Rate Lookup.

Run your own grade there. Then ask the local partner how renters and buyers near your gate are using that allowance. A Jacksonville brokerage will not invent a San Diego rate. We will not tell you what the allowance covers.

 Timeline for a San Diego PCS

Start with the report date and the detachment date. If you are selling in Jacksonville and buying in San Diego, those two calendars have to share one household. Call early enough that a partner can actually work the buy. The week you fly is late.

The housing office and the transportation office are the official channels. A referral does not replace them. The shape of the countdown is familiar: orders, house, report. The street-level calendar belongs to the San Diego agent. Our Jacksonville 90-day plan is written for NAS Jacksonville, Mayport, and Blount. Keep the habit of a written countdown. Do not treat that Florida page as a Coronado checklist.

 What we will not guess

The county medians are in Local market intel, with the source named. We still will not price one house, rank a school, or call flood on a street we have not walked. Insurance, association rules, and gate traffic stay with the partner on the ground.

 What to have ready when you call

As of fall 2026. These are metro figures with a source, not a price on one house. Confirm your own pay line before you budget a lease.

The installation

Orders to "San Diego" can mean Naval Base San Diego on the bay (the 32nd Street waterfront), Naval Base Point Loma, or Naval Amphibious Base Coronado. Same metro. Three different mornings. Naval Base San Diego is the Pacific Fleet's main surface homeport. Point Loma and Coronado are separate installations. A current headcount was not pulled from an installation fact sheet in this pass.

2026 BAH

Military housing area CA038, San Diego. As of fall 2026, an E-5 with dependents is $3,975 a month on the 2026 DFAS table, as compiled by Garrison Ledger and by MilPayTools. Both cite the DTMO table effective January 1, 2026. MilPayTools also notes the E-5 with-dependents rate fell $12 from the 2025 figure of $3,987. A member already drawing the higher rate keeps it under individual rate protection. A member arriving in 2026 draws $3,975. Your grade may not be E-5. Run it on the DTMO BAH Rate Lookup.

Housing market snapshot

The California Association of Realtors reported the August 2026 median sold price of an existing single-family home in San Diego County at $1,090,000. That was up 6.3 percent from $1,025,000 in August 2025, and down 0.9 percent from July 2026. Source: C.A.R. August 2026 sales release, September 16, 2026.

Zillow's county home value index is a different measurement. As of August 31, 2026, Zillow put the typical San Diego County home value at $930,800, up 0.5 percent over the year, with homes going pending in around 22 days. Zillow's median sale price on that same page was $920,000 as of July 31, 2026. Do not average the C.A.R. figure and the Zillow figure. One is closed existing single-family sales. The other is a modeled value for the housing stock.

Where military families actually live

We will not rank a street from Jacksonville. The split that matters is the gate.

  • Point Loma and Liberty Station. The closest civilian housing to the point, and a workable drive to 32nd Street. It is not the cheap side of the county.
  • Coronado and the Silver Strand. The right side of the bay for Naval Amphibious Base Coronado and North Island. Everyone else pays the bridge.
  • Clairemont and Bay Park. Central, used by families reporting to the naval base. A poor default for a Coronado report.
  • National City and Chula Vista. South of the bases. More house, and a longer drive north in the morning.
  • Eastlake and Otay Ranch. Newer tracts in Chula Vista. Read the special-tax bill before you fall for the floor plan. Mello-Roos is a real line on a lot of those tax bills.
  • Imperial Beach. South, with Strand access toward Coronado. Not a shortcut to Point Loma.

School districts do not follow the base name. San Diego Unified, Coronado Unified, and the Sweetwater district in the South Bay are different systems. We will not score a campus from here. Enroll with the district that matches the house, during the house-hunting trip, not after the truck is unpacked.

Rental snapshot

Median 3-bedroom rent: HUD publishes a FY2026 Fair Market Rent for San Diego County. It was not pulled from the HUD table in this pass. Do not back into a rent from the $3,975 E-5 allowance and call it the market. BAH is an allowance. The lease is the lease. Have the local partner show three 3-bedroom listings near your gate.

Local quirks

California property tax starts with Proposition 13. The base rate is 1 percent of assessed value, plus voter-approved local bonds. Assessed value generally resets to the purchase price, then cannot rise more than 2 percent a year until the next sale. That is not Florida Save Our Homes, and it is not a cap on the tax rate the city can add through voted debt.

Who pays escrow, title, and the city or county transfer tax is county custom, and the contract controls. Do not import a Jacksonville seller-paid stamp assumption.

VA loans: a buyer with full entitlement has had no VA loan limit since January 1, 2020. Partial entitlement still uses the county conforming limit as the zero-down ceiling. FHFA set the 2026 national baseline at $832,750 and the high-cost ceiling at $1,249,125 (FHFA, November 25, 2025). San Diego County sits above the baseline. The exact 2026 county dollar was not read off the FHFA county file in this pass. Two lender summaries said about $1,104,000 and did not agree to the dollar. Get the county cap from the FHFA list before a partial-entitlement pre-approval.

PCS timeline

The countdown habit is the same one on our 90-day Jacksonville plan. The streets are not. Book the house-hunting trip while you can still choose a side of the bay. School registration is a California district office, not a Duval portal. If the Jacksonville house might become a rental, that decision is sell, rent, or hold, and it has to be made before the San Diego lease locks you in. Call (904) 309-0609 and we will refer the buy.
