A direction, not a subdivision

Nobody lives "in Southside" the way they live in Argyle or San Marco. It is the part of Jacksonville where the offices, the Town Center, and a lot of the newer gated sections are. 32246, 32256, and 32216 cover most of the houses people mean. 32224 is farther east, toward the Intracoastal, and sometimes gets lumped in.

Mandarin is south. The beaches are east. If a listing says Southside and the pin is in Mandarin, it is using the word loosely. This page is the Southside proper.

Why the list is mixed

Houses, condos, and townhomes all belong to the Southside. Dues and building reviews matter on the attached ones. On the houses, the questions are which gate, which road, and how close you are willing to live to J. Turner Butler. That highway is convenient at 10 a.m. and slow at 5 p.m.
