VA Loan Occupancy Timing

A VA loan is for a house you intend to live in. You certify that intent. The usual clock is 60 days after closing. Active-duty PCS timing has its own rules, and this page will not invent a waiver length.
The lender and the VA occupancy certification control the file. If your orders and the closing date do not line up, say so before you write. Call (904) 309-0609 and we will talk through the Jacksonville side of the move.

The 60-day intent
You certify that you will personally occupy the property as your home. VA treats a reasonable time as 60 days after closing. Plan around that sentence. It is the certification, not a tip.
Intent means you actually mean to move in. A house you are buying only to rent, or a pure second home, does not fit this loan. If the household goods are late and you can still move in inside 60 days, give the lender a date. Do not save that conversation for the closing table.
What you actually sign
The occupancy certification is part of the loan file. You sign it. The lender keeps it. VA can ask later whether you did what you certified. Read the form the way you read the deed.
If you cannot honestly sign a 60-day move-in, do not hope the sentence bends. Tell the lender the date you can occupy. Let the lender tell you whether the file can be written that way. We will not print a second number next to the 60 days.
PCS orders and the gap
Orders to NAS Jacksonville, Naval Station Mayport, or Blount Island Command do not erase the certification. Some buyers close before the family arrives. Some close after. The question is what you can certify, not what would be convenient.
Active-duty timing has its own path. The lender and the VA occupancy certification control it. Bring the orders to the lender before you write the offer. If the dates do not work, change the closing, change the house, or wait. Do not plan on a waiver of some set length.
When a spouse lives in the house
In some active-duty cases, a spouse living in the house can satisfy occupancy. That is a lender question tied to the orders. It is not a blanket pass for every deployment, every geo-bachelor tour, or every plan to arrive later.
If the sponsor is underway and the spouse will hold the keys in Duval County, ask the lender for a yes or no before you go under contract. A verbal assurance is how files stall the week of closing. We can help you ask. We do not answer it for the underwriter.
What this loan is for
The house has to be a home you will live in. Some files allow a small multi-unit property if you occupy one unit. The certification still applies to you. We will not sketch a rental plan on a primary-residence VA loan.
Jacksonville MHA is FL058. The 2026 BAH rate, effective January 1, 2026, is $2,181 a month for an E-5 with dependents and $1,803 without dependents. That is not a loan approval. Look up your own grade on the DTMO BAH rate lookup.
How to time a Jacksonville offer
Match the closing date to a date you can defend on the certification. If the ship arrives later and nobody can live in the house inside 60 days, that is a lender conversation now. If you can move in and the furniture follows, say that clearly.
