Buyers have a bit more time and a little more room to talk price. Sellers are still getting close to asking when the price is right from day one. And for military families, the report date on your orders will shape your timing more than any monthly number.

Around six months is called balanced, and anything under that tilts toward sellers. Single-family homes sat at 4.0 months in September, up from August but still lower than a year ago.

Buying a Home in Jacksonville This Fall
Days on market is how long a home stays listed before it sells, and in September the typical home took 39 days. That’s a few weeks of breathing room. A seller who has waited that long is often open to talking about price, repairs or closing costs.
Choice is the tradeoff. Inventory, the number of homes for sale at one time, was 17.8% lower than a year ago, so a well-priced home in a popular school zone can still go fast.
Prices are steady. Single-family sellers received 97.6% of list price, so plan on paying close to asking, not far over it.
Buying With PCS Orders or a VA Loan Near NAS Jax and Mayport
For the military families we work with, the market rarely sets the schedule. The report date on the orders does. What September changes is the house-hunting trip: with fewer homes on the market than last fall, pick your commute and county before you fly in.

Selling a Jacksonville Home This Fall
Buyers are still paying close to asking. They’re just taking longer: the median single-family home needed 37 days to sell, up from August. A home priced too high tends to sit.
Competition is lighter, with new listings down 7.9% from a year ago. If orders set your sale date, count back and leave about five weeks on the market before the closing calendar even starts.
Jacksonville Mortgage Rates Right Now
Freddie Mac’s Primary Mortgage Market Survey put the average 30-year fixed rate at 7.40% on October 8, 2026, up from 7.28% a week earlier and 6.30% a year ago. On a $360,000 loan, that comes to about $2,493 a month in principal and interest, roughly $264 more than at last year’s rate, before taxes and insurance.

Duval, St. Johns, Clay and Nassau County Markets
Duval County
Duval suits buyers who want the most choices, with NAS Jacksonville and Naval Station Mayport both inside the county; homes around Mayport keep the drive to the Mayport gate short. The median sale price was $319,000, up 2.9% from September 2025, with 4.2 months of supply. Browse Duval County homes for sale.
St. Johns County
St. Johns fits families with a bigger budget who put schools first, in places like Nocatee and St. Augustine. Without traffic, Nocatee is roughly 40 minutes from NAS Jax or Mayport, and St. Augustine is closer to an hour. The median sale price was $498,000, up 2.7% from September 2025, with 4.2 months of supply. See St. Johns County homes for sale.
Clay County
Clay is where many families look for more house for the money near NAS Jax, around Orange Park and Oakleaf. The median sale price was $335,000, up 0.8% from September 2025, with 5.1 months of supply. See Clay County homes for sale.
Nassau County
Nassau fits buyers who want a slower pace around Yulee and Fernandina Beach. With Kings Bay orders, the drive from Yulee up I-95 to the base is roughly a half hour, and we keep the search on the Florida side: Yulee, Fernandina Beach and north Jacksonville.
