If you’re buying a Jacksonville home from another duty station this fall, two things set the pace. The realMLS Market Review for September 2026 (data updated Oct. 6) shows fewer Duval homes for sale than a year ago, selling faster. And the holiday calendar takes working days out of November and December, right when many families are trying to close.
Below, our team covers what September’s numbers mean for a remote buyer and how to plan around the holidays. For the step-by-step process of buying from a distance, from video walkthroughs to signing, see our guide to buying a Jacksonville home from out of state.

What September Means for a Remote Buyer
realMLS’s September figures for Duval single-family homes:
- A $345,000 median sale price, up 4.5% from September 2025.
- 3,139 active listings, down 17.6%, and 3.8 months of supply.
- A median 29 days on market, down 21.6%, with 97.4% of list price received and 13.1% of sales closing over list.
Fewer listings and faster sales than a year ago add up to a short window for a buyer who can’t walk through on a Saturday. A house that looks right on a Tuesday may have an accepted offer before a weekend trip. That doesn’t mean buying sight unseen. It means having your financing, your agent and a live video walkthrough ready before you find the house, so you can act when it appears.
Area-wide, the realMLS September infographic shows 9,194 active listings across Northeast Florida, down 17.8% from a year earlier. For the monthly picture, see our Jacksonville market updates.
Clay County Is Moving Differently
If your search includes Orange Park, Fleming Island or Middleburg, the Clay numbers tell a different story. realMLS shows a $355,000 single-family median in Clay for September, down 2.7% from a year earlier, with a median 48 days on market, up 18.8%. Active listings fell 14.2%, to 958, and supply sat at 4.4 months.
In plain terms, Clay homes took longer to sell in September than Duval homes did, which can give a remote buyer a little more time to review disclosures and line up a walkthrough. Our Clay County guide covers the area itself.
The Holiday Calendar
The Office of Personnel Management’s holiday schedule lists four federal holidays between now and the new year: Veterans Day on Wednesday, Nov. 11; Thanksgiving on Thursday, Nov. 26; Christmas on Friday, Dec. 25; and New Year’s Day on Friday, Jan. 1, 2027. Lenders, title companies and county offices set their own schedules around those dates.
For a buyer who isn’t local, those dates matter in three places:
- Signing: if you plan to sign remotely or by mail-away package, ask the title company how holiday closures affect shipping and notary appointments.
- Funding: ask your lender which days it can fund and wire, and don’t schedule a closing for the day before a holiday weekend without a backup date.
- Homestead: a closing before Jan. 1 can matter for Florida’s homestead exemption, which turns on ownership and residence on that date. Our Florida homestead exemption guide explains how it works.
What to Have Ready Now
Before the right house shows up, have your pre-approval in hand and, for a VA loan, your Certificate of Eligibility. Decide who will be your eyes in the house, and settle which gate you’re buying for. Our 90-day PCS to Jacksonville plan lays out the timeline.
